Car Parking
There is ample parking at South Combe Waters. Dormouse and Nuthatch lodges have their own parking for 2 cars. Kingfisher and Badgers Retreats’ parking is approximately 20 metres away from the lodges.

Security Deposits & Additional Costs
We require a cash deposit of £50 on arrival to cover any incidental damages and breakages that may occur. This is returned to you on the day you leave once we have inspected the lodges.

There are no additional costs for electricity or gas. Water is provided from South Combe Waters own bore hole.

We provide all washing up liquid which is eco friendly and kind to the environment.

A deposit is required at the time of booking of £100 per week. The balance is to be received by us not later than 28 days prior to the arrival date.

Booking within the 28-day period the full amount has to be paid.

Deposit and balance cheques to be made payable to “Christian Ternofsky” or payments can be made through our secure online payment facility “Stripe”.
Check In & Check Out Times
On the happy day you arrive check in and lodge availability is from 2pm. On arrival please park your car accessed via the first gate on your right off the main driveway. If for whatever reason you are held up or are arriving late, please give us a call to let us know when we can expect you. Our number is 01823 681 617.

On the sad day you have to leave South Combe Waters (for now!) please be kind enough to be vacated from your lodge at 10am. Ensuring all bed linen is stripped from the beds and left in a pillow case by the beds.
Liability
The proprietors accept no responsibility or liability for personal injury sustained on the premises, nor loss of, or damage to personal property brought into the premises or its communal grounds.

We cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc) or any disturbance, which is beyond our control.
Cancellations
Cancellation will result in the loss of the deposit, and unless the accommodation is re-let, liability for the total holiday cost. A cancellation must be received in writing or email.

We would therefore recommend that all clients take out holiday insurance cover, which can be arranged by contacting your local broker or looking at our holiday insurance page.
Availability
This Contract is made on the understanding that the property will be available for the dates stated. In the unlikely event that the property is not available through events arising out of the control of the Property Owners, we may be forced to cancel the booking.
Booking Form
The online booking form must be filled in before the booking is confirmed.
Damage
A returnable deposit of £50.00 in CASH is payable on your arrival when you collect your keys. This will be returned to you after your departure, providing everything has been left as you found it.

An appropriate sum will be deducted for BREAKAGES, and any EXTRA CLEANING that is required. We would prefer it if you come to us and let us know at the time.
Reservations
We only accept Saturday-to Saturday bookings during peak season April to September. However, “breaks” and other days of arrival are accepted so please contact us for availability. We will always try and accommodate all requests. A telephone reservation will be held for 3 working days to allow time for receipt of your completed booking form.
Pets
Currently, pets are not allowed in the lodges. Even our dogs aren’t allowed in them! This is only to preserve the high standard of the lodges for our guests.
Bed linen, towels & tea towels
All bed linen is provided except for cots.

Bath towels are NOT provided. Please bring your own. If the event of a disaster and you have forgotten your towels, bath towels can be hired for your stay but we are limited with supply. These are charged at £5 per pack of towels which includes a bath towel and hand towels.

Tea towels are provided.
Do you accept groups of all male or female guests?
Hen or stag weekends is not really what South Combe Waters is about. The reason being is that we respect and honour the peace and quiet for us and our guests. Our advice is to call us and chat through what your requirements are and we will see if we can help you out.
Are children allowed at South Combe Waters?
Firstly, of course well behaved and monitored children are very welcome at South Combe Waters although our children’s play area is now closed for safety reasons.

We hope that you understand that all guests are treated with the utmost of respect and parents should respect the peace and quiet that South Combe Waters is so famous for.
DVD's
If you fancy a cosy night in then either please bring your own or you can browse our own selection. Although I can’t guarantee you will like what we do!

Fishing Bait
South Combe Waters are proud suppliers and Bait Testers of Nucleus Baits. To read more about Nucleus please visit the link here https://www.nucleusbaits.co.uk/.

We supplement the fish’s food with Nucleus’ high quality boilies. We always keep lots of bait in stock so if you wish to buy some to save yourself bringing them and money please do let us know in advance and we can talk through the options. The fish are used to our baits and will give you the edge you need to keep catching.
Where can I store my fishing tackle?
Each lodge has its very own outside tackle store which is secured via a padlock. Please feel free to use these during your stay.
Local Walks
You are spoilt for choice is the answer! A public footpath runs alongside South Combe Waters which gives access to the stunning countryside. Equally who can deny the beauty of Dartmoor to the West and Exmoor which are only a short drive away. A walkers paradise.
Are the lodges suitable for those with mobility difficulties?
Our two smaller lodges are more suited to those with mobility difficulties.
Local amenities
Dunkeswell has a small grocery store and post office and the post code is EX14 4JP. It is very easy to get to by car and is approximately 4 miles away near to Dunkeswell airfield.

There is also a great Indian restaurant called the Viceroy (in Dunkeswell next door to the Highfield store above that you can have a sit down meal in or they will deliver on Friday and Saturday although get in early as they get very busy. Please call 01404 891 825 for further details and mention you are a guest at South Combe Waters.

There is a large Tescos in Cullompton (postcode EX15 1BQ) which is about 15 to 20 minutes away and most days is open until midnight. There is a Waitrose in Wellington which by car is approximately 30 minutes away (postcode TA218RD). There is also another Tescos and Lidl/Aldi store in Honiton.
Online Shopping
You are more than welcome to arrange for a supermarket delivery to arrive at South Combe Waters but please let us know to expect it if you order on the day you arrive. The options are Tesco or Waitrose. If the delivery arrives before you do we will ensure that it is safely put away and all fresh produce is refrigerated. We obviously bear no responsibility for damages or substitutes on arrival.
Fishing Tackle Shops
We hold a supply of very reasonably priced fishing tackle at South Combe Waters so please just ask if you need some hooks, line or bait.

If you run out of something more substantial then we recommend Culm Valley Angling which is based in Cullumpton. (Postcode EX15 1BW over Junction 28 of the M5) They have a great range of tackle and bait. You can call them on 01884 839 273 with any questions you have. They are open Monday to Saturday 9am to 5pm but please check before you visit them. Tell Dave and the team that you are staying at South Combe Waters and Christian told you to go there, they may even give a discount!
Gas & Electricity
The rental cost is inclusive of all Gas and Electricity.
Smoking
We have a No Smoking rule in all lodges. Please use the ash trays provided and do not litter around the grounds.
Guests
No accommodation will be occupied by more than those persons specified on the booking form.
Access
You must allow us and any of our representative's (including workmen) access to the property at any reasonable time during your occupation of the proper (except in the cases of emergency or where a problem needs remedying quickly and you cannot be contacted in time - in these situations we can enter the property at any time without giving you prior notice).
Directions

For those with Sat Nav our postcode is EX15 2JE. We have found in our experience that you do not loose the signal for the Sat Nav even though we are in a rural location. Mobile phone signal is very dependant on your network provider.

From the M5 North/South – Exit Junction 28 not junction 26. Left at the slip road (right if from the South), continue on this road passed Keepers Cottage pub and then next left. Carry on this road until you come to a T junction where you will turn right and then immediately left to Sheldon. When the road splits carry on to the left (not into Sheldon). Pass the chicken farm and a large green barn on your left, carry on down the steep hill and at the bottom turn left into the access road. The guest entrance is the first entrance on your right – look for the gates with fish on!

From the A30 Honiton – Exit Honiton and take the turning to Luppitt, Dunkeswell. Follow signs for Walford Chapel.

After you have driven all the way up the hill the road splits and you will follow the signs for Dunkeswell. At the next set of 40mph speed signs take the next road on your left (Long Lane). At the next turning go right and continue all the way passed the Devon Gliding Club on your left until you get to a turning on your right to Sheldon. When the road splits carry on to the left (not into Sheldon). Pass the chicken farm and a large green barn on your left, carry on down the steep hill and at the bottom turn left into the access road. The guest entrance is the first entrance on your right – look for the gates with fish on!

From Cullompton or from Honiton it should take approximately 15 to 20 minutes depending on traffic

We always ask people to take great care when driving through Devon around South Combe Waters. The roads in places can be narrow with some blind corners so keep speeds low and drive with caution and care. Horses are very common in these parts as well as cyclists. So please show them respect and slow down. When driving take note where possible of the passing places and the grass verges.

When entering the main driveway off Drift Lane take notice of the dip if you take the turn to the left too sharp. You can’t miss the drop and we wouldn’t want you to get stuck! So just take the turn a little wider and all will be well.

When entering the main access road towards South Combe Waters our visitors entrance is the first gate on your right. Please ensure the gate is always kept shut once you have entered. On arrival, apart from firstly taking a deep breath and smiling, is to follow the path on your left towards the main house along the hedgerow through the beautiful gardens if we haven’t already met you that is!

Once we have checked you in we will leave you in peace from then on in to enjoy and unwind in the tranquility of South Combe Waters. Please remember that if you have wet nets and intend fishing please make it a priority to get them out, dip them and air dry them before use. The dip tanks are situated just passed Nuthatch lodge (the furthest on your left) just passed the sheds.

We are always on hand for a chat, to help and advise whether it be on a good place to eat, where the nearest supermarket is or general fishing advise please never hesitate to ask.
